Larry,

yeah I know that bad taste that you speak of regarding IPM and the only way to ever get rid of it is to let the company fold or replace management IMO.

Larry, what makes you think that property owned by Phoenix would just be given to Maxam? Phoenix is interested in appreciating Phoenix, not charity. What difference does it make if Phoenix is run by the devil? Are you aware that Maxam has competition in acquiring IPM? The only issues for Maxam picking up IPM property is if it's in the best interest for its shareholders. Besides satisfying the court about IPM debt, the IPM shareholders must also be satisfied. I believe Runyon when he tells me that BRX is good property. Why shouldn't I be pleased if Maxam can almost double it's strategic holdings (book value) for much smaller fraction than Maxam's current market cap? I think it's a great deal for Maxam shareholders and am buying some of the placement shares if this deal goes through. I agree with your comment about Struthers, Maxam should be a $3 stock all by itself.
