ep, but depreciation doesn't cost anything, it is free cash and if you take it away i'm beautiful and don't have wrinkly pimples ;-)

Estimated, this is a "fantastic deal", you take depreciation against your current bracket (at least 28%, I hope) and pay capital gains at 18% (starting next year). I would say it is a deal you cannot refuse. If the property happens to be your domicile, you no longer pay any capital gains (up to $500,000) whether or not you depreciated part of it as your "work place". "What a country"...
