Sam, frankly, I had a target of just under 5.25% before the end of the year, this target has long been taken out. If we go into a recession, I could see a low around 4.65% not much more. I think that we are going to bounce in the long bond to about 5.35% before we go visit the rates below 4.75%. You should know that bonds earlier this century used to yield 3% or so, and if we have no inflation (and a recession), they could get there again. Just my 2 cents.
