Michelle, I'm sorry , but you can't have a false supply/demand environment. I mean are you saying that it's like the Hunt Brothers trying to manipulate the silver market by buying up the supply? Are you part of the black helicopter crowd looking for a real estate conspiracy?

I know what you mean about sweat equity, I don't care that much for it either, I usually hire people for that sort of thing, but in your case, I thought cash was an issue. bp

Why do you think prices would fall without Prop 13 - are you saying that taxes would be so high that older people or people on fixed incomes would be forced to move (to Sonoma or wherever), and that would lead to a glut of houses on the market?
