It allows churches and universities to hoard land while minimizing consideration for the true carrying cost, especially for undeveloped land. Since the land is usually adjacent to the institution, there would likely be a lot of development that would benefit the locality. Considering that most of us suffer from multiple levels of taxation (1. income tax, 2. property tax, 3. sales tax, and so on), it would be only fair that those institutions exempt from (1) be non-exempt from (2), (3), ... and that contributions be non-deductible.
