Just being prudent...we're at 23K started, with 20K 9 months ago in a volitile segment...most won't touch. I'm not after absolute top or bottom...just a good return. That excite 118% looks good to me. If you get into a habit of taking only high double digits and trips you get high doubles and trips.

We probably cost the portfolio 20% by not managing it like our own...and you know what I mean there. Time to clean the table and trips are suspect. We could trim a lot of others too....no need to be greedy. Pick a few tonight to cut by a third....we'll get something cheaper later..if not the same thing.
