Herm, Looks like the apr 10's will be my play. It would actually make some for me if called out and give me protection down to 9. The next bottom should be in the 8-8.5 range and give me something to play with. Have a safe trip back home. I know what you mean about the west coast prices. My Uncle lives just outside of San Francisco and it is nuts out there. That's why I like the south. (Live in Little Rock right now, but will move to San Antonio in the next couple of years) Paul
