Flatsville, Just have to compliment you on your posts regarding freezing water and the use of propane torches.Propane torches have indeed caused many fires and should not be used.If we have a total power outage and you live in a northern climate,and you have not drained your pipes,you will have multiple breaks that will be beyond the ability of the average homeowner to repair.{Might not be a bad idea to lay in a supply of 1/2" copper}The real problem is not necessarily as the pipes are freezing but when they begin to thaw.That's when your soggy insulation deformed drywall and water filled electric fixtures become apparent.I am a veteran of many frozen pipe problems over the years,having owned and managed apartments and homes in Northern Michigan.Draining is the only sure way to protect yourself from nightmare problems,particularly if the power goes on long enough for the heat to melt the breaks and then goes off allowing the pipes to refreeze.If this happens in a y2k scenario most will not be able to cope with this single problem let alone what else you can imagine.
