I think that you may have misread the market relative to a buyer wanting to interface with a person when buying anything unless it is something that the person does not understand.

My cousin was a century 21 agent and has now started his own real estate business and is doing very well. We talk a lot.

From my perspective there is a very large segment of the population that mistrusts real estate agents and car salesmen. These people prefer to do their house and car selection behind the scenes. they feel intimidated by car salesmen and agents in particular.

More and more multiple listings are going electronic and one can very quickly zero in on the section of the country or town they are interested in and the price range of the properties. Only at the very end after they have made up their mind will they approach an agent to complete the paper work.

In my last several acquisitions, one commercial property, one house, and several cars, I used this method. The commercial property was completely handled by my lawyer without the seller knowing who I was until the closing. The time span between the purchase offer by my lawyer and the acceptance of the seller was only hours.

The cars were all viewed on the dealers lots on the weekends while the dealers were not there and than bought over the phone or by fax to the lowest bidder, for the price I knew was fair.

In my opinion this is the direction of the future. The days are numbered for real estate brokers to get 6-15% for listing and selling a property.

It will be interesting to see if I am right.
