Paul is right that we will always need salesmen. They are the grease that makes the whole thing go.
How the salesmen work will be a constant changing scene.
The internet should be just a tool for them and the company to help
prospective buyers narrow their search. We have a company here that is currently hiring some 300 engineers and they are coming from all parts of the nation. The first thing they do is get on the internet.. Not so much to find the house they want,, but to see what they can buy for the money. They often do go to our web site and you are right the
agents that really work the site and have very up to date sites,, get the business. these engineers don't want to come here and go direct to the seller,, they want to come here and find an agent they can deal with, trust and feel comfortable with. they need answers that they can't find on the internet and will never be there. Again Paul is right in that he and the others should be representing the person they
are working for ,be they sellers or buyers and depending on the agency position his company has taken, but in all situations fair and honest with all parties.
The internet will not replace human contact on this the biggest investment most people will ever make. They need,deserve and should
have the services of an advocate,, their Real Estate professional.
Will there be discounters ,, yes. There are now. Are these the successful companies? , no. They are usually the smaller less successful companies who could not compete with the other traditiona
l offices and decided to try another approach. Is 6% too much? yes on the easy sale. but what about the dozens of prospects who don't ever buy ,, or buy from someone else, or any of a dozen other calamities that occur.
Is 15,000 too much for a 1 hour operation by a doctor? yes. But you have to pay for all the education and time not spent operation.
Is 30,000 per shot taken by a mid level BB player too much?
Beside the agent does not get the 6%
most often the 6% is split between the listing company and the
selling company ( which is the most common type of sale). They each get 3%. Then the company splits that with the agent. this can be any split ,, but often it can be 50/50. Now the agent gets 1.75% and from that pays his MLS fees E&O insurance phone/internet/advertising computers/association dues/fees car gas etc etc.
No ,the good salesman is the most valuable tool in the bunch and should continue to be, but they will have to learn how to market over the internet.
