You would hope that ETPI will pick better locations in the future for their business. The site at the Parks Mall was host to a failed "Fun Time Pizza" arcade and a failed "QZAR" arcade. That site had to cost at least $100K to open (they bought an entire used QZAR for $100K in stock and cash to fit the center out) not to mention the cost of the Video games. They never did hire professional management to run the location. If the lease was so onerous, why did Doug sign it?
