Phil, I'm not sure Dave should reveal his criteria to us since he is engaged in a sensitive negotiation with a difficult partner. Anything that gets posted will be seen by MAC. This situation severely inhibits information flow and it is not conducive to investor confidence. It does force one to go on instinct which apparently is not enough for most investors. It's a gamble on several things coming out positive but the ticket price is reasonable.

Good luck, Pete

In the case of farmer Jim and Bob (previously discussed with Bearcatbob), Bob should resolve the past and current problems rather than potentially create more trouble. Maybe Jim is frustrated by Bob's resolute stand. Maybe Jim stamps his feet and swears like a lumberjack (appologies to all forestry workers) but Bob stands firm. "Time to settle accounts Jim, and then we'll proceed". Maybe Jim owes some of his local neighbours money as well. Perhaps Jim agrees to sell his interest in BAT to settle all debts. Perhaps everything comes to a head just about this time of year. Bob should keep his mouth shut and not publish an ongoing saga.
