Slight difference. House is paid for with bank loan . Seller gets paid and he's gone with an independent party, the bank, valuing the house and risking the credit. This property, ie brands for less, gets 35 mill from the buyer , not an independently appraised deal. Also, cash flow cant support 35 mill price. The property needs to be worked, advertised, marketed, branded, etc. If all goes well, zulu/esvs may be able to raise the money to pay for the acquisition through public markets. If not, back it goes. That's why its not ours until we prove we can pay for it. Jury is still out. Its a wonderful opportunity if zulu/esvs doesnt blow it.
