From the strong upbeat tone of the press release I think your idea of a deal already done is very possible. For those who are skeptics(myself included to a degree)it might be wise to have your position in the stock secured before the press release announcing the first sale of a land parcel. Why? Because the price will indicate the value per acre, the calculators will start humming, everyone will have a clue as to the reliability of the $96million estimate. If it is in fact as conservative as it could be, stock would have to leap IMHO.
