I think, FWIW, the less anecdotal wisdom is that the boomer generation is by far the biggest and when they start retiring there will be a housing market drop. At least in areas that people need to live to work but wouldn't live otherwise. Urban centers in general, colder climes like the Northeast and Midwest. Presumably, outlying areas where the climate is nice is where the retirees will tend to go and therefore much of California should do ok market wise.
