GST... where do you live? I have been in San Francisco and Austin only - 2 of the top 3 high tech centers so I can't tell if high tech employment is driving this (which is ok), or the stock market is causing it. SF is land locked so real estate fluctuations are extreme always. Every house has multiple offers, its awful trying to buy here. I don't think a rate hike will measurable slow things here, there is too much money from the equity markets. A recession is the only thing that would actually cool the real estate mkt I fear.
