Henry - then liquidity can in some ways mean confidence about the future, and if this dries up it dries up too? As you know I was down in Charlotte NC for a brief visit recently - I've never seen such signs of prosperity - the American boom in apparently full swing still - construction projects everywhere - of course there are special factors there, head offices of 2 of the nation's largest banks - relocation of staff, and migration to the south. One of the people I met was in commercial real estate - I asked him about spec building (I was thinking about 74) and he agreed there was a quite a bit of it - but he didn't seem concerned. So as far as I could see there wasn't a cloud on the horizon. But it has to end sometime - this boom I mean. dd
