Thean, <<How much is purchased by local How much is purchased by mainlanders How much is purchased by foreigners How much is purchased by Asians (subset of the foreigner category)>> We had a double whammy....japan and california both abandoned the market at the same time. lots of Northwest buyers the past 2 years and a return of california has stabilized the decline. Asia is a minor cog and locals are restricted in their free cash flow by the downturn in tourism(decrease in Japan visitors has really sapped the economy).
