I agree, and it's like development land, it gets more expensive the further you go down the planning trail. Right now, I would not expect anything to happen until the winter program is done and released cause the money is spent, so might as well get a bang out of it. But, with the annoucement of a splitup, I'm sure the timming is right on for the splitup to happen before the releases, then after the releases (depending on the results which i expect to be good) hang on. We should have a prety exciting spring/summer. What I meant is that if DB or who ever were to try a takeover right now, they just might get it for $20.00.
