Your explanation makes much more sense to me than what I had been told: i.e. that it was lack of supply rather than increased demand.

So if you were trying to estimate a prime equivalent versus 1 mo libor trying to factor in turn, what would you say? 275 basis points would be safe? I have the current spread at 281.25 basis points.
