It is not too early, soon, to talk to those people. A big question is the age and size of the family. How old are your boys? Smaller, easier maint houses for two and occasionals are different from houses for two and two teens; and that house may be bigger than you want sooner than expected. A lot of effort goes into these. Doing it twice?

I bet you want a neighborhood.

It's these basic considerations which are the most important, over cost et al. The longer timelines, and unwasted effort.

Knowing what is wanted, and needed, and streamlining. Direction and focus.

I hope it doesn't sound like I'm talking down. I'm not. I'm doing what I'm sposed to. And every audience-relationship-person-situation is different and new. You don't know what a person is thinking, dreaming, and expecting. So all has to be asked and reviewed.

It's best done in person and with examples and a car and some beer maybe. You know, a pencil and flinging gestures, like Italian Conductors. BUT, realistic. And quick; it's hard to be shy.
