Interest rates rising and unexpected bad news will cause point #2, but in general only temporarily. Our economy seems to have demonstrated sustainable interest rates; any increase should be slight and/or temporary.

Supply exceeding demand is exactly my point #1. That to my mind is the biggest danger this market faces.
