DubM - CC sounded good to me as well. I like the stats on customer spend and the percentage of business traffic concentrated in xx% of buildings. I think that kind of comment from Nate or Bill goes down really well and then you combine that with some stats about the margins and you have done quite a good part of the analysts job for them and my guess is that they would lap it up. Quite frankly its hard to see what BR + NK could have done better and the comany's performance seems to me to be better than right on track. Grubman ups target to $70. That can't be bad. Any guesses at the annual revenue run rate in Dec 1999? Best regards, L
