One more detail that I forgot to include in the costs that the lessor remains responsible is the parking lot maintenance, this could be considered as part of the "foundation and structural" aspect of the building.

An important detail that Antoine raised, there may be local customs that could affect the distribution of some of the cost allocations as earlier described.

The most important point boils down to "what do the parties agree to". This will be reflected in the Lease Agreement.

This is also relevant to tenant improvements, in that with several important exceptions, many of these improvements become part of the real estate, (i.e. become the property of the Lessor/owner).
