Sometimes it's better not to have a buyer's agent. The commissions get cut in half. Agents want you to buy their listings. Here the rate is 6%. The listing agent and the agency each get 1.5%. The selling agent and his agency each get 1.5%.

Garden shops push early tomatoes. Frost gets them so they make 2 sales instead of one.
