You want to generate $5 profit per visitor at the Midland waterpark, Kelly? I don't know if this is reasonable. Let's look at Premier Parks (owner of numerous Six Flags facilities) as a guideline:

Figures are from Summer, 1998 quarter:

Revenue from tickets: $222 MM (million)
Revenue from concessions: $224 MM
Total revenues: $446MM

Operating expenses: $252 MM
Income from operations: $194 MM

Other expenses (debt service, etc.): $23 MM
Income before income taxes: $171 MM
Income tax expense: $70 MM

Net income: $101 MM

Profit Margin (computed, not in income statement): 101/446 = 22.6%

For Waterpark, revenue per person required to yield $5 profit is 5/.226 = $22.12

A family of four will need to spend $88 per visit to generate $20 profit for the park.

Now how will Waterpark differ from Six Flags?

Positive: Less income tax burden.

Negative:
-- Lose significant economies of scale
-- Smaller base to amortize fixed costs, debt payments, etc.
-- Small population of Midland/Odessa compared to Six Flags metropolitan locations
-- How many times a summer will YOU take your family for a few hours in the water at $88 a pop?
