HR is a honey of a REIT. They have raised their dividend every single quarter since they went public. The current rate at today's price is 9.5% and the stock has appreciated 15% in the past 6 months. I have been AIMing it for my FLorida friend for about 18 months and Ann and I have owned it for about 3 years as an income producer. I recently bought some shares in my investing account and combined it with HRP as a mini-fund which is up 22% since I started it in January. I'm going with 10/20 Buy/Sell safes in an attempt to get a little more buying action than selling. It doesn't seem to be working to well as we're already dangerously close to sell in what is for me a very short time. Bernie
