Your edit to this post is interesting as you clearly know where my focus is:-)

Alternatively, you are a landlord and have several high rises and townhouse complexes. You expect that a pending recession will push half of your tenants to be often late on their rent and perhaps 1 in 7 will just stop paying rent. The market is going to be very bad.

You still have two dozen empty units. What are you going to do?

And here you should stop talking about topics outside of your expertise.

Highly leveraged owners will be in trouble.

We have a LOT of residential rental units and hardly ever evict tenants and then largely only if they become a problem f\or other tenants.

Contrary to what you are saying ... 99% of tenants will pay rent even if its their last dollar.

We often cut deals with tenants and it woks. We have less than 1% or rent write offs
