Could be. Here many long time family businesses are going under because the housing market is so hot that they often close down shops and convert the land to housing or this mixed use, high density crap that forms gridlock and gives yet another place to buy a $15 fracking hamburger (or grilled veggies) for lunch.

I've written many letters to the editor that the only reason the city councils approve this crap is to get more property taxes to pay their benefits and the benefits of their union supporters.
