Yup! I went to a party Friday at a neighbor and subscriber's house who just remodeled.... beautiful job that probably cost as much as a Texas mansion on a lake due to the high labor cost here.

It was nearly 2 years start to finish and he only added 500 sq ft to stay below having the house reassessed at full market value.

Not a peep about how well the stock market has done... but some talk about how expensive it would be to pay "full market value" of property taxes and how many would leave if Prop 13 were overturned...

My guess is if the state tried to make homeowners pay for all the inflation the crooks, er politicians, er tech CEOs who overbuilt this area, there would be a revolution.

Knowing it would be quite costly for me to move due to taxes on the gains, I've built up a nice REIT position and have taken profits. Up something like 28% YTD last I looked!

Anyway, talking about a coming inflationary boom means you've already missed it! I'm sure there is more to come, but seeing what we've seen here... we're well into the ballgame with my house up maybe 5 or 6x in the 25 yrs. back when an ignorant radio guru, Bob Brinker, kept telling people real estate would do "regular inflation" at best and he didn't like REITs. He's done well in stocks... but I'm glad I ignored his advice in 1994.
