Hi lh, FWIW, Insurance rates for gulf coast property frontage have gone up substantially over the last 5 years. My partner had a house on stilts in KIKI Island , Galveston. He sold it and said if you want to be on the water - you better get ready to pay for the insurance! Insurer's have found they don't want property on the east coast or the gulf coast - it's expensive to rebuild. The new codes are very expensive to comply with - but effective when done correctly.
