Jim, the greater fool theory is in full force in the housing sector. My sister, 2 of her pals and I formed a partnership a few years ago and bought up some real old houses in the Wrigleyville/Lakeview neighborhoods, and we are flipping them (>210%) to developers who are tearing them down and putting up 3 flat condos, which are very hot in those areas right now. We didn't do a damn thing to these old houses, just collected rent and waited. Shazam! Bottom line, people are totally nuts. Does that mean we'll all run around snapping pictures of everything? : > Maybe we will all start eating some decent food and cut the US rates of heart attacks & cancer?
