Jim, Re: our bond talk, the 30 yr mortgage rate has gone up a full 560 basis points (a shade over 1/2 of 1% for those math challenged) in the past 30 days...
Of course, the media isn't covering this story much, as of yet, so most are in the dark about it, which is par for Joe-6-Pack..

Many think mortgage rates are tied to the FED discount rate, which is not true..

Anyway, could this be the start of a reverse wealth effect?
