Texas is currently the last ray of hope for the homebuilders.

Listening to misc conf calls, the claim is Texas has not been over built like other states such as Arizona and therefore will not see the same slow down.

I remember Greenspan years ago saying that real estate is not national, when he was providing one of his profound opinions to the public. While I agree to a certain extent, the credit bubble that supported the real estate bubble, the one that Greenspan created, is definitely national.

Evidenced by the foreclosure trends today, it is the non bubble areas which is leading the nation. Michigan, not surprising, is already at melt down phase.

Builders are all building specs now, hoping to capture the last few breathes of the dying buyers. Going forward, how many months would it take to absorb this inventory?
