Well the focus and strategy change over time but cash flow always rules in the long run. Seems like whatever the hot money is running to at the moment with no fundamental basis will eventually crash and burn. Buffet struggled in the late 1990's but the cash flow eventually got recognized in the stock price. With regards to RE it is amazing few understand the real money that differentiates the pros from the rest is made in bad markets.. The scary part with property these days is how anemic the cash flow is even in places where prices have plunged with government policies and tax cuts favoring corporate America and the elite while J6P drowns in debt and bloated local govnernments strangle the little guy... This is all a two edged sword. Many on SI have it right to some degree they just can't monetize their knowledge as often as they should.. Homebuilder shorts/puts have made a killing the past 18 months though..
