Housing in most areas had been flat to perhaps slightly up from 1989-2001 and was not an asset class where anybody was taking any real risks in 2001. Not a good argument IMHO to stocks of today but to stocks worldwide four years ago...

Seems financial markets have abused the low cost of capital, leverage capabilities, private equity, LBO ect.. taking risk out of the equation of late.. Remains to be seen where the house of cards do fall and ramifications of unwinding the excess leverage especially if interest rates continue to rise and operating results fall short of rosy expectations..
