look it is quite simple for the end user..buy after prices have declined for near three years where you want to live for a long time..get a cheap fixed rate 15 year mortgage you can afford and you'll be sitting pretty down the road but also have a much higher quality of life for you and your family having all that equity and an inflation hedge with tax writeoffs in a mortgage free home way before you are probably retiring

most of these permabears on the net amaze me..it's like they live in some studio apartment wishing eternal doom and gloom on society..it was a freaking housing/credit bubble for the ages in 2004-05 that has ended with a bang..life goes on..

a new chapter of fun chasing distressed debt cleansing deals for years to come for me so the wait, though agonizing and boring, will be well worth it
