I agree. Bear psychology is unbelievable. They make very intelligent fact-based arguments as markets rise past the point of rationality.

However, when that same data begins to decisively turn, it's ignored or excuses are made and the emotion of "finally" being right is overwhelming.

The FACTS show that sales volume has increased significantly in the hardest hit areas and there are inf fact bidding wars going on.

The FACTS show that the US government is stepping in. Regardless of what one things the future is for Fannie/Freddie, it's about HERE and NOW.

On the way up the Bears pointed out that prices are LAGGING indicators, and that's in fact a CORRECT statement.

But prices also lag on the way down and at the inflection. They could continue to fall for the next 6-12 months, but I suspect sales volume will increase commensurately from here on out as well.

The window of opportunity for the fantastic deal in the primest neighborhoods is slowly closing in my opinion.
