A good quake would do wonders for overcrowding!

Best insurance is single story home with wood frame bolted to the foundation... I reinforced the roof to put on fireproof concrete tiles so that should make the house even stronger in a quake. And if the house were to burn down, the lot would probably go up in value since the house is old and it would cut demolition costs.

I'm giving serious consideration to a generator in case they shut off power during wind events or a big quake...
