Hi Kirk,

We have chosen a contractor who will begin the work October ish.

We file for the building Permit yesterday.

Wood work is selected including type of wood and stains.

All subcontractors met at out home several weeks ago and the bids have been submitted and approved.

Earnest money has been deposited.

I have done most of the Demolition work and the subs all seemed to like being able tpo see what really needs to be done.

We really like our contractor.

We are hoping tp include phase two of our remodel at the same time Phase one will begin (September /October ish. Burg Construction indicated it might begin more September ish and there is hope for a start in late August.

It will require a complete redo of the lower floor. Our two car garage will become a canning room and mud room. All new doors and windows. New floor radiant heat with warm board in the house part and pex in new concrete in the mud room. Much more insulation under the concrete and in the walls with a spray in insulation and foam board on the outside.

We'll retain the fuel oil boiler and uprade all pex vs existing copper pipes.

We've already replaced the two old AC units in the walls with a gep pump heater and A/C unit. We've had the first comfortably cool July in the house's history. Very nice!

Going to be a very expensive redo, but it'll be the last one we'll need to do.

We've been very busy on the plans.

I've snuck in the garden work and have not even looked at my cars. Gonna be time for that during the winter I'm hoping.

Glad to have the decisions made. We've benefitted from some very experienced skilled trades and have learned about saving some money in the process.

It will take the funds from the sale of some commercial real estate we sold in 2022, which has been earnings some interest (Thank Goodness).

All is well here except the racoons are killing our plants , flower , and even an apple tree.

I'm forced to have a shooting one of these nights.
