Sounds a lot like what we're doing.

Taking out load bearing walls requires "shoring walls". Basically 2x4 under ech joist and about 5 feet apart so lifts and jack can be used to lift stell or LVL (laminated with wood and epoxy) boards.

The beams then get nailed to the joists with hangers. "Nesting the beams up into joists allows for a higher appearing ceiling.

The 16 foot windows have two outer 4 foot sections that are stationary and two sliding sections that slide out in opposite directions resulting in an 8 foot opening.

Windows today have much better materials. Polymer materials that stop hot or cold from radiating in or out.

The outer perimeters and in between sections allow for more glass which helps brighten up the rooms.

If you have a lot of sun during the day a low E laminate can be included between the two panels of glass and sun discoloration can be minimized.

In between the two panels of glass, an inert gas is sealed, which also helps minimize temperature radiation.

We went with "MARVIN" windows. They have an "Ultimate line" and a "Modern" line. We chose the Ultimate for the downstairs and the Modern for the upper floor.

Concrete gets framed today and the pex lines go in tomorrow and concrete by the weekend hopefully.

Half of the warmnboard is installed. The rest will go in after the concrete is poured.

The EVO door is here and the windows are late by 3 weeks so far.

Looks like our 16 footers will go in around January - chiily till then.

So glad we installed a Mitsubishi heater and air conditioner in the room we are exiled in.

This will be a wonderful improvement that was sorely in need.

Everything we've gutted out of the home has been in need of upgrading.

Best part is the crew that is doing the work have been fantastic.

Chose them after word of mouth recommended them.
