Hi Kirk, Yes I can attest to the cost of remodel. We're now wrapping up phase I and adding the two upper bathrooms, siding, and metal roof. Phase one has been on budget, but we added some upgrades. I'll need a draw for taxes and Phase II. I enjoy building the modern farm home in the country. It has made us see more of our view. Strawberries and mulberries are ripe now. Jan made 6 quarts of strawberry jam and scones last week . This week Mulberries, before the birds and racoons get them all. Bob
