Michael, that list of fees is remarkably similar to what is normal up here in WA. Your title insur and escrow fee looks high because it is a refinance, so those fees aren't split: If there were a buyer and seller, those fees traditionally are split between the parties to the transaction. Appraisal fees up here are usually $375 to $400; a little higher than the $320.

Re all the other fees, now you understand why WAMU (Washington Mutual Bank) stock has been on a tear for the last year.
