james: i promise not to yell fire. one thing i like about the current situation is that all this is happening with lots of cash still sitting idle in money market funds. what's going to loosen it up is when the more trusted brand names start buying up the overpriced properties that will be cheaper when the current fling wears out. either way, it will be a great ride. jeer
