First Essex is public, I own some shares and look for them to be bought out in due time.
A method of investing I had used for a few years was to buy shares in mutual conversions after they went public. I was able to scoop shares at 80% or less of BV readily. Did this approximately 20 or so times without failure. Right now I can not find one that meets my criteria. The sector may be overheated if thats possible.
Real estate prices are out of hand in some parts of Mass.
I don't think we're headed for another real estate crisis but prices sure are getting crazy. Where I'm from people will pay upwards of many $100K for a house, knock it down and then build another.
I'm babbling here. But if you can uncover a nice list I would appreciate it.
