The owner is a dreamer. I was poking around during the home inspection, in the pantry was a poem printed out on the same printer as the flier from the open house, same typeface. He writes bad poetry about dreaming of doing great things.

I agree on both points, Ish. It's gonna come down, one way or the other. Whole situation is a nightmare waiting to be dreamed I think. But don't let Coby read this; I don't want to discourage her. Oh, I forgot one certain additional major liability she has: "She." They will assume she is "a woman," whether correct or not, their actions based thereupon will be the same. Even if she quickly proves she's not, they're going to dink with her. Mercilously. They'll try to run over her the way BS ran over those bunnies. It's not efficient, nay impossible, to deal with liars and run down every detail.
