<<Funny thing is, the guy has a real estate license, a Class A builder's license, and is a member of the Virginia and D.C. >>

Fine and good but he doesn't have a license to cheat you. He was going to do a half assed job on the fix up and rest on his credentials.

When it clicks you'll find a home. You have some experience in neighborhoods and construction now. Get your downstroke back and chalk the lost interest up to a learning experience. Dump your freakin' broker, she's a looser.

In Illinois and I'm guessing nationally, it's a 6% commission. 1 1/2 % to each the listing brokerage, listing agent, buyer's brokerage and buyer's agent. Check the newspapers for sale by owners. Walk into a brokerage and ask to see the MLS book. Looks like you get some of that on the net but that is only by the listers.
