Your statement that property tax rates would not be lower qualifies as a "good" BINGO! Your statement that the rates would probably be the same does not. One of the cornerstones of 13 was that the rates would be capped. Among my many and varied careers, Lizzie, was a stint as a Realtor. I can assure you that Californians have no reluctance to move -- and that includes many older people with the financial resources to do so. As for current home owners reaping rewards, you will have to tell me what these are beyond some paper profits. Perhaps it's the increased traffic, the special "assessments" for all the stuff that used to be "free". Think about this Lizzie. Mom and Pop and a bunch of others have lived and raised families in a small town. To say they are comfortable in their home, with its familiar surroundings and memories of a lifetime, would be gross understatement in many cases. Now lets say some hot "dot com" sets up shop on the edge of town. Next thing you know, the cheapest house in town is "worth" $500-700K. Next thing, the old-timers are looking at an extra $5-7 K tax bill every year. For what. What new benefit do they have? Talk about environmental impact! By the way Lizzie, I am about one reference to venture capitalists, hot software start-ups and other silicon deities from puking. There is not a law that ALL high tech companies have to locate in ONE place. There's only so much beach front property, you know. It was my understanding that new tech would enable us to do business in Timbuktu. I was being entirely serious when asking you to check before speaking. I am of the opinion that you are not in the habit of looking stuff up. I suspect (but do not know) that you refloat whatever was in the ether on your last visit to Starbucks or Fine-Wines-by-the-Glass-Are-Us. It is becoming more and more difficult to not think of Emily Litella when reading your posts and the almost inevitable "Nevermind....." after some other party adds a fact to the mix.
