Yes I have a home loan (don't have to, but want to - again my belief I can beat my mortgage rate with equities), car loan (same reason). I guess I am firm believer in OPM (other peoples money). My friends marvel at my unwillingness to pay off my mortgage or car. Its like a broken telling them the opportunity costs don't justify it.

I have been leveraged in a down market. At least by recent standards - Oct 97, Oct 99. Sure it was tough but it paid off. That's why I think this works best for a long term buy and holder. You don't get scared so quick. Nervous yes - but not because of the margin.

I'm still only paying 7% if the market goes up or down. Where someone will get into trouble is if you have to sell. I was not even close in those down markets to that result.
