Yes, I think 6% flat is too much. I saw where somebody was saying they thought 6% up to some cap was more reasonable. I'd agree with that, especially with as much turnover as we're seeing. About 20% of the houses in my neighborhood (all less than 5 years old) are sold each year! Lots of young techie families, company moving them about, etc.

There was one week in March where 6 houses sold in my neighborhood, all of them before a realtor could even post a "For Sale" sign! Amazing. And all for asking or above, as you noted.

My wife will undoubtedly be asked to relocate to Silicon Valley some day, I just hope it ain't soon....
